1.         Meet with a REALTOR to discuss your needs and objectives.

2.        Analyze Comparative Market Analysis, also known as a CMA, to determine the listing price.

3.        Review “Seller’s Estimated Net Sheet” and approximate proceeds from sale.

4.        Sign Listing contract. Prepare disclosure forms for accepted Buyer

5.        Prepare home for showing with a thorough cleaning top to bottom and make any necessary cosmetic repairs.

6.        Yard sign and lock box installed. Begin Marketing Campaign.

7.        Negotiation period, receive offers and issue counter-offers, if needed.

8.        Escrow is opened with Buyer’s good faith deposit.

9.        Review and sign escrow instructions, notarize Grant Deed.

10.   Buyer’s professional home inspection performed.

11.   Inspection report reviewed and accepted by all parties.

12.   Review Preliminary Title Report for approval.

13.   Order termite and other required physical inspections.

14.   Complete termite work and other required physical inspections.

15.   Escrow orders lender’s payoff demands.

16.   Escrow closing procedures, loan documents signed.

17.   Buyer’s final walk-through.

18.   Lender funds buyer’s loan.

19.   Documents recorded.

20.   Seller receives proceeds.

21.   Move out.
